Cash is one way to sell us your property. There are others.
We don't know yet whether we're the right buyer for your property. That depends on what's going on with it.
We're veterans and first responders who buy houses, multifamily, land and commercial property.
Why owners talk to us.
You may get closer to your asking price.
If you need all the money now, cash is the simplest way. If you don't, we may be able to pay closer to your asking price.
We'll tell you if listing pays more.
If listing with an agent would get you more, we'll tell you so, and if you'd like, we'll introduce you to a local agent. An agent only contacts you if you ask.
It costs nothing to ask.
It's free, there's no obligation, and the choice stays yours.
See what each way of selling leaves you.
Listing with an agent, taking a cash offer, or selling on terms, side by side with your own numbers.
The situations we buy in.
- You need to move soon, for a new job, a divorce or a date you can't change.
- The house needs work you can't pay for, or don't want to take on.
- You've fallen behind on the mortgage and time is running short.
- You're behind on the property taxes.
- You've inherited a house and don't want to keep it.
- You're done being a landlord, whether it's one rental or a whole building.
- You owe about what it's worth, so selling the usual way would cost you money.
- You own it outright and don't need all the money at once.
Multifamily, land and commercial, too.
Multifamily
- You're tired of managing tenants, turnovers and repairs.
- Units are sitting empty and costing you money.
- Your loan is coming due and the numbers no longer work.
- You've owned it for years and rents are well below market.
Land
- You pay taxes every year on land you never use.
- It's out of state, and you're done holding it.
- You bought it to build on, and the plans changed.
- You inherited land and don't plan to use it.
Commercial
- A tenant moved out and the space has sat empty.
- Rates went up, and the refinance no longer works.
- It needs work before anyone will lease it.
- You'd rather be paid monthly than keep managing it.
Questions people ask.
How did you get my number?
Who owns a property is public record. We use data services that match owners to their phone numbers.
Are you real estate agents?
No. We're investors. We don't list property, and we don't charge you a commission.
Do you only pay cash?
No. Cash is one way. If you don't need all the money at once, we may be able to pay closer to your asking price.
What kinds of property do you buy?
Houses, multifamily, land and commercial property.
How do you decide what to offer?
It depends on the property and what's going on with it. We'll ask you a few questions first, then we'll talk numbers.
Will you make me a lowball offer?
We'll give you a fair number and explain how we got it. If listing with an agent would get you more, we'll tell you so.
Can you buy if I'm behind on payments?
Maybe. It depends on how far behind you are and how much time is left, so talk to us sooner rather than later.
Can I sell if the property has tenants?
Yes. Tenants living there don't stop us from buying.
What if I've already listed with an agent?
We can still talk. We'd work through your agent, and your agent's commission is paid in full.
Tell us what's going on with the property.
